Statement of Significance

Description of Historic Place

The Broadway is a two-and-a-half storey Second Empire building located on Broadway Boulevard in Grand Falls. This building is a former hotel that was once known as the second Grand Falls Hotel.

Heritage Value

The Broadway is designated a Local Historic Place for its architecture as a reflection of its former use as the Second Empire style Grand Falls Hotel.

Today housing “The Broadway” nightclub, this building was originally known as the second Grand Falls Hotel. The hotel was built in 1901 and at the time had a two-storey mansard roof and a cupola overlooking the town. This building was partially destroyed by a fire and, in the 1980’s, the cupola and the upper storey of the roof were removed. A commercial-style building, it is still characterized by its substantial massing covering a large surface area and its mansard roof, recalling the imposing structure that was the Grand Falls Hotel. Features of the Classical Revival style can also be seen in the commercial architecture. Although this former hotel has undergone several changes, it has retained elements of its original Second Empire style architecture.

The character-defining elements that describe The Broadway include:
- overall symmetry of the two-and-a-half storey rectangular massing;
- mansard roof with gable dormers that break the eaves;
- wide eaves;
- second storey bay windows;
- exterior walls clad in clapboard;
- exterior of the ground floor clad in brick with brick pilasters.
